What is a Home Inspection and what does it cover?
Home inspections are critical in the home buying process.
They are not mandatory as part of the transaction, but extremely
beneficial.
Your complete home inspection report with photos and explanations is available online immeditaley after the inspection. We provide you with a hard copy of your inspection at closing.
The right to purchase a home subject to a professional
inspection should be in every buyers purchase contract. A
professional inspection will help you uncover major and minor
repairs or defects that may need to be completed.
As a buyer
you retain the right to withdraw your offer to purchase based
upon the results of the inspection, and/or the repairs negotiated
with the seller. The home inspection should occur during your due diligence timeline in the real estate purchase contract.
Our real estate purchase contract specifies that all homes are sold as is. Caveat Emptor applies! Buyer beware! This does not prevent you from asking the seller to complete any repairs before purchasing, it just states that the seller is under no obligation to do so.
Most brokers and agents recommend providing a list of inspectors to buyers. I only recommend one! Ed Newman with Alamo and that is simply because he's the best! I've tried others and seen the results of numerous inspections from selling many, many homes.
