My objectives are the following:
- To create excitement and interest in your home for the public
and real estate professionals.
- To assist in getting as many qualified buyers as possible into
your home until it is sold.
- To communicate to you weekly the results of our activities.
- To assist you in negotiating the highest dollar value between
you and the buyer.
The following are the proactive steps I take to get the home
sold:
- Submit your home to our local Multiple Listing Service.
- Your home will be promoted on REALTOR.com, UtahRealEstate.com,
REMAX.com, and several other major websites.
- Your home will be promoted on ISellUtahRealEstate.com my personal
website, which currently enjoys a Top Ten position on Google for
the sponsored search term Salt Lake City Ut Real Estate.
- Your home will be promoted with its own unique website and domain
name. Your website will have detailed photos, facts and downloadable
fact sheet.
Your home address will be the unique website address, and used
in all marketing pieces. (e.g. www.123ElmStreet.com).
- Place a sign rider in the yard with your unique website (www.123Elm.com)
address so that buyers may look your home up in detail online.
- A full color e-Flyer complete with photos, a link to your unique
URL, and home details will be emailed to all Utah agents and all
subscribers and potential buyers in my database.
- A full color fact sheet will be available in print on the premises
for the Brokers to use with their potential buyers. A PDF version
will be available for download on the website so that it can be
downloaded and emailed from the web site quickly, by anybody.
- Price your home competitively
to open the market vs.
narrowing the market.
- Promote your home at the company sales meeting.
- Suggest & advise as to any changes you may want to make
in your property to make it more saleable.
- Constantly update you as to any changes in the marketplace.
- Prospect 2-3 hours per day and talk to 25-50 people per day
looking for potential buyers.
- Contact over the next seven days
my buyer leads, sphere
of influence and past clients or their referrals and prospective
buyers.
- Create exposure with a professional RE/MAX yard sign and appropriate
sign riders.
- Provide an MLS lockbox so that all REALTORS may easily access
the property after scheduling an appointment.
- A 24 hr toll free recorded description and sign rider with optional
on-demand fax back service will be implemented. Drive-by Buyer
calls will be captured, tracked and followed up with.
- Place an ad in Homes Illustrated Magazine.
- Whenever possible pre-qualify the prospective buyers.
- Keep you aware of the various methods of financing that a buyer
might want to use.
- Follow-up on the salespeople who have shown your home
for their feedback and response.
- Assist you in arranging interim financing
if necessary.
- Represent you on all offer presentations
to assure you
in negotiating the best possible price and terms.
- Handle all the follow-up upon a contract being accepted
all mortgage, title and other closing procedures.
- Attend and assist in all closing of escrow activities.
- Arrange for the delivery of your check at closing.
