Many Agents think their most important job is satisfying the customer. I don’t think that’s true. I believe that satisfying the customer is simply the minimum requirement for staying in business. I work constantly to improve my systems, processes and services to go well beyond the standard level of "service" provided by most agents. Simply put, my objectives are to get you the most money in the least time, and with the fewest problems! I want to provide the best service in the industry. Period.

  • As one of the most tech savvy agents around, I am prepared to market your home and follow up with you and all buyers through various methods including internet, email, snail mail, instant messaging, text messaging, skype, and last, but not least, the telephone.

Publishing your home to the WFRMLS presents an offer of 3% to any cooperating agent who may bring a qualified buyer for your home.   • Your home will be promoted on REALTOR.com, the #1 real estate website in the world.
  • Your home will also be promoted on REMAX.com, currently heralded as the #2 most visited real estate website in the world.
  • Your home will be promoted on www.UtahRealEstate.com, the public side of the Wasatch Front Multiple Listing Service.
  • Your home will be promoted on Trulia, Oodle, Google Base, Vast, Backpage, Yahoo! Real Estate, Zillow, Geebo, OLX, HotPads, DotHomes, Lycos, My Space classifieds, Walmart classifieds, Local.com, Cyberhomes/AOL, FrontDoor.
  • Locally, your home is also promoted on KSL.com and Craigslist.
  • I will register a unique domain name and market your home with its own unique website, where we can really promote your home with multiple photos, downloadable fact sheet, maps, tax data, neighborhood and school info, mortgage information and more. We will have a sign rider printed and display in your front yard the unique web address. This provides an easy way to email your listing to anyone, and have hem find your home immediately without searching or registering on a website to find. A very effective virtual tour.
  • Your home will be advertised in The Homes Illustrated until it is sold!
  • A full color e-Flyer complete with photos, a link to your unique URL, and home details will be emailed to the local top producing agents and all subscribers and potential buyers in my database.
  • A full color fact sheet will be available in print on the premises for the Brokers to use with their potential buyers. A PDF version will be available for download on the website so that it can be downloaded and emailed from the web site quickly, by anybody.
  • Price your home competitively … to open the market vs. narrowing the market.
  • Promote your home at our company sales meeting, and to all agents at all 4 of our locations. RE/MAX Associates sell more than twice the amount of homes per agent than any other brokerage in the valley.
  • Suggest & advise as to any changes you may want to make in your property to make it more saleable.
  • Constantly update you as to any changes in the marketplace.
  • Prospect and follow up 2-4 hours per day looking for potential buyers.
  • Contact over the next seven days … my buyer leads, sphere of influence and past clients or their referrals and prospective buyers.
  • Create exposure with a professional RE/MAX yard sign and appropriate sign riders. Provide an MLS lockbox so that all REALTORS may easily access the property after scheduling an appointment.
  • A 24 hr toll free recorded description and sign rider with optional on-demand fax back service will be implemented. Drive-by Buyer calls will be captured, tracked and followed up with.
  • Whenever possible, pre-qualify prospective buyers.
  • Keep you and prospective buyers aware of the various methods of financing that a buyer might want to use.
  • Follow-up on the salespeople who have shown your home with my automated internet follow-up system. You will receive a copy of the email response as it is completed by the showing agent.
  • Assist you in arranging interim financing … if necessary.
  • Represent you on all offer presentations … to assure you in negotiating the best possible price and terms.
  • Handle all the follow-up upon a contract being accepted … all mortgage, title and other closing procedures.
  • Attend and assist in all closing of escrow activities.
  • Notify you personally of the recording of deed and arrange for the delivery of your check at closing.
  • Follow up with you after closing to check for loose ends.

Q: Why should we list our home for sale with you?

A: You should hire me for the same reason that dozens of sellers have used me over and over again for more than 7 years. The average agent handles around 4-6 sales a year. When hiring anyone to perform a job for you, experience should weigh heavily in that decision. Who really wants to be the surgeon’s first patient? Let’s examine one of our program benefits; we allow you to cancel the listing at anytime. Most agents will not give the consumer this right. You might ask yourself why agents need to "lock you up" for four to six months. Why would they be afraid to give you the right to cancel? My philosophy is that I would rather strive to earn your business every day. I’m confident that I can provide a superior level of service and care. If I don’t, I don’t deserve your business. It is that simple.

 Q: I heard that there are limited service agents who charge less. Why shouldn’t I hire the cheapest agent?

A: Sellers don’t need an agent just to sell their house. They need an agent to sell their house for more! If your property would sell for the same price no matter who sells it – it probably would be in your best interest to sell the home yourself. In that case, why pay any agent? The fact of the matter is I can sell your home for more. I have the track record I do because I am an expert at pricing the property (using a specific supply-demand analysis prior to even looking for "comps") and an expert at creating the greatest amount of exposure for your property. 

Even at contract presentation, I do not follow the pack. I do not permit other agents to pressure you into a rash decision. The contract will be presented to you by me alone. This specific action (especially when there are multiple offers) gets significantly more dollars for my sellers. It is very difficult for a seller not to transmit emotions and reactions to another agent. That can cost a seller money. Sadly, there are many agents who need the deal (sometimes more than you do).

The weakest negotiator in any transaction is the one who has to have the deal.  

We are in the fortunate position of having enough clients that any one deal won’t make us or break us. Therefore the negotiations are really about getting you the most money for your home. Period. If the offer doesn’t make sense, you can count on us to tell you so. In addition to these points above, with my sliding scale commission (6% - 4% - 1% - 0%) and my Client Reward Program, my fees in many cases are even less than the limited service broker.  

Q: Why do you sell more homes than other agents?

A: My experience, product knowledge, doing the little things right, effective marketing programs, and extensive education all add up to positive results. Every field has people who, through their drive and passion, manage to excel.

Q: Why do your homes sell faster? Do you price them too low?

A: Absolutely not. Most of my listings sell at or near full price or above. I make it my business to know the market, so I can ensure I get the highest possible price for my sellers. My homes typically sell faster than the average agent because of the effective marketing we do. I accomplish this by first doing a supply/demand analysis in the immediate area for any home we consider marketing. All agents have access to the same market information. It is the evaluation of what that information means to the marketing of a home that matters. X-rays mean nothing until they are evaluated by a competent doctor. Similarly, knowing what the market is doing in any area affects both the marketing time and value. Factors like area, demand, condition, pricing, accessibility, and agent choice all affect a home’s time on market.

Q:
Tell me about your marketing plan.

A: The exposure your home gets while listed with us is second to none. My signs throughout the valley connect us with buyers in all price ranges and areas. My ads and signs also reference our websites, resulting in additional contact. Here buyers can view our "featured homes" in addition to shopping the broader market. Our presence on Realtor.com, Remax.com, UtahRealEstate.com, and several other major web sites insures maximum property exposure to buyers throughout the country. Even small details, such as multiple digital photos of homes, increase the attention we attract to our homes. Another important link is our marketing to the agent community. Remember there are over 16,000 agents that we want to think of us first when preparing to show properties to their buyers.

Q: If we list with you, will my home be on the internet?

A: Absolutely! All of our ads prominently feature our website address. Your home will also be prominently featured on Realtor.com, the number one real estate website in the world, as well as on AOL.com and MSN.com. To increase buyer interest in our properties we’ve secured a featured homes position. Per Realtor.com, our listings are viewed twenty times as often as a regular listing on Realtor.com. According to the National Association of Realtors "Profile of Home Buyers and Sellers", almost 80% of home buyers used the internet when starting their home search process.

Q: If we list with you, will we be on the Multiple Listing Service (MLS)?

A: Again, absolutely! Any agent who does not place your home on MLS is doing you a huge disservice. With over 6,000 agents in the valley and 13000 in Utah, it is important to tap in to that agent base of buyers. Also, if you are not on MLS you cannot appear on Realtor.com, the number one real estate site on the internet.

Q: Shouldn’t I pick an "area specialist" to sell my home?

A: There are agents who focus primarily on one geographic area or neighborhood. But buyers come from all over the valley and country, not just from that small neighborhood. So an area specialist usually really means "listing agent" in the area. Many years ago the real estate business was successfully composed of lots of small "boutique" offices - where companies did specialize in a certain area or part of town. But computers, the Internet, and cell phones have changed that aspect of the real estate business. Now the important points in selecting an agent are experience, track record, and marketing skills.

Q: Once I have reviewed your No Regrets Listing package, then what?

A: Contact my office by email or phone, and I will set up an appointment to meet with you. We will tour the home, go over recent market activity in your area to educate you on values, and make recommendations for maximizing your profit and increasing your speed of sale.


Q:
How long does it take to get my home on the market?

A: Once I have a signed listing agreement and a spare key, I can have your home on the market within 24 hours. However, it usually takes a day or two for the sign and riders to be installed.

Q: Can I save more money if I buy and sell through you?
