YOU CAN HELP SELL YOUR HOME FASTER AND FOR THE MOST MONEY...

  • FIRST IMPRESSIONS STICK. A fresh coat of paint or scrubbing on the front door can make a huge difference. Be sure your entry doors don't stick or rub, and have working latches and handles. Your yard should be mowed often and kept free of clutter. In the winter keep your walks and driveway free of ice and snow..
  • A FRESH COAT OF PAINT will work wonders. Sprucing up a room with a fresh coat of paint and removing or replacing dated and damaged wallpaper will make a home more desirable.
  • BRIGHTEN IT UP. Opening your blinds and draperies make your home more appealing. Replace all burned out light bulbs, and clean your light fixtures and windows.
  • AVOID CHINESE WATER TORTURE! Fix or replace ALL worn and leaky faucets and drains.
  • REPAIR, REPAIR, REPAIR. Now is the time to take care of those honey-do's. Fix all those little things that you've been meaning to do. Windows, screen doors, handrails, stairs, closet doors, garage door, vanity,etc.
  • MAXIMIZE. Remove obstacles and clutter to add dimension and size to your home. Paint your dark and dingy storage areas a bright color to improve appearance.
  • THINK SAFETY FIRST. Always think about the safety of a visitor to your home. Remove clutter. Fix tripping hazards. Improve visibility. Install handrails. Cover exposed electrical. Keep landings and porches clear.
  • WHAT'S THAT SMELL?: Avoid cooking strong smelling dishes that linger. Mild and Neutral deodorizers are best.
  • HOW'S IT HANGIN'?. A closet with just a little bit of room in it will appear more spacious. Neat and orderly closets will leave a positive lasting impression.
  • DON'T LET YOUR BATHROOM TURN YOUR HOME INTO AN "OUtahHOUSE". Make your bathrooms sparkle. Get a new shower curtain. Replace or repair leaky faucets and toilets. Get a new toilet seat. Clean, and clean again.
  • ROOMY BEDROOMS. A neat bedroom will always appear more spacious. Get rid of unnecessary furniture and clutter.
  • THE MORE THE MERRIER, BUtah NOT FOR A SHOWING. Your potential buyer will appreciate "space" when they come to view your property. Avoid extra people, and distractions.
  • SILENCE IS GOLDEN. Music and TV will be a distraction for any buyer and salesperson discussing your home. Same for open houses...no music and no TV.
  • MANS BEST FRIEND? Whatever can be done to minimize encounters with family pets will always be the best course of action.
  • WHERE ARE YOU? How and when do we reach you? It's amazing how many people are never home when they say they're always home.
  • YOU NEVER KNOW who might be a buyer or where they will come from. Tell your friends and acquaintances that your house is for sale and that I am handling it for you. And please let me know about anyone who might be interested.

THINGS TO DO FOR A SHOWING...

  • Turn on ALL lights and open all the curtains and shades. (Always replace dead bulbs.)
  • Ask for the REALTORŪ’s card if they don't leave one.
  • During winter, have a fire burning in the fireplace.
  • Always try to leave during a showing.
  • Control your children and your pets at all times.
  • Never discuss terms with potential buyers or their REALTORŪs.
  • When they are ready to leave, thank them for coming.
